Florida News That Impacts You – April 4th, 2025  

Bottom Line: Your daily recap of the biggest news from around the state that impacts you throughout the Palm Beaches and Treasure Coast.     

  • Florida’s condo market is officially in correction territory with West Palm Beaches’ condo market proving to be one of the three weakest year-over-year based on new data from Redfin. According to Redfin, Florida had the highest percentage of condos sold for below asking pricing price in February with overall sales prices dropping by nearly 10% over the prior year. The average sales price for a condo in West Palm Beach was 12.3% lower than a year earlier most recently. Legislators are continuing to debate potential reforms for laws passed after the collapse of Champlain Towers South in Surfside that have led to large assessments and created affordability challenges for many. 
  • Colorado State University’s annual preseason hurricane season forecast mirrors much of what AccuWeather's recent forecast projected. CSU is calling for a slightly above average hurricane season with a total of 17 named storms, 9 hurricanes and four that are expected to become major hurricanes. The forecast estimates the likelihood of at least one major hurricane landfall within the United States at 51% with the eastern U.S. have a 26% chance of a landfall and the Gulf coast facing a 33% chance of a major landfall.  
  • Warm and breezy again today with highs in the low to mid 80’s which is warmer than usual for this date. We’ll have similar weather throughout the weekend. 
  • Gas prices were flat statewide on Thursday and a little bit lower locally. The average price for regular unleaded in Florida is currently $3.22 per gallon. In Palm Beach County the average price is $3.36 per gallon, in Martin the average is $3.27 and in Indian River County the average is $3.26 per gallon.
